Park Lodge is on the market with Bedfords estate agents at a guide price of £450,000. A unique and secluded single-storey property, it sits in the grounds of the former Redgrave Hall in gardens designed by the famous gardener and landscape architect Capability Brown.

Redgrave Hall was a grand red brick mansion originally built in 1545, with the grounds being redesigned by Capability Brown in the late 18th century. He created the sweeping parkland, serpentine lake and octagonal folly which are still in place today.

During the Second World War, Redgrave Park was used as the 65th General Hospital for the US Army. But the mansion, having fallen into a state of neglect, was demolished after the war to raise funds which could be put back into the estate, and only the footings and foundations remain today.

Park Lodge is the former gatehouse of Redgrave Hall located at the curved wall entrance to its grounds. The two-bedroom bungalow sits in its own grounds of approximately a third of an acre and enjoys parkland and country views.

The property has oil-fired heating and replacement double-glazed windows, with a central entrance hall providing access to the rest of the accommodation, comprising a sitting room, kitchen, conservatory, two bedrooms and shower room.

An alcove which previously housed a fireplace is now fitted with a cupboard with hob over and extractor above.

A small inner lobby off the kitchen leads to the more recently constructed conservatory, which enjoys views over the property’s charming garden and the parkland beyond.

One of Park Lodge’s two bedrooms is currently used as a dining room, while the other has a built-in wardrobe. Both are served by a shower room with a tiled shower cubicle and electric shower, pedestal wash basin and low-level WC.

Outside, Park Lodge benefits from its own gravelled parking area and a large purpose-built workshop with electricity connected which sits in a quaint little orchard.

The formal and private rear garden has been carefully maintained and enjoys well-established border hedging, mature planting, multiple storage spaces and a patio for al fresco dining.

Bedfords notes that the property has a right of way over Redgrave Hall’s drive, and the curved entrance wall’s upkeep is the responsibility of Redgrave Hall.

Redgrave Park is a private park with woodlands, pasture and a 45-acre fishing lake. It has been known to host public events and is available to hire for outdoor activities.
